American Leadership Academy · Gilbert, Arizona

59,300 sq ft elementary charter school, Phoenix East Valley · 44 Trane rooftop units · nine years old · 215.5 tons

21.52%

Less kWh used

$17,005

Saved

377,280

kWh saved, cumulative

The campus's 44 existing Trane rooftop units — 215.5 tons in total, already nine years into service — were cleaned and coated in place. Nothing was replaced. 2025 usage was measured against the 2024 baseline month by month; savings accelerated through summer. On maintained equipment, performance keeps improving through years 2–5 as the reactive-cure coating continues to harden.

Russell McArthur, the district's Director of Fleet Readiness, cleaned and treated every condenser and evaporator coil on the roof — plus the fan blades — with SIMIX.

The age of the equipment is what makes this record useful: a 21.52% reduction on nine-year-old units is evidence that the process recovers efficiency already lost, rather than only protecting efficiency a new unit still has. How this reads on a balance sheet →
